Ketchum, Idaho: Addition/Remodel, under construction 2008 |
|
The original cottage, built around 1980, was solidly constructed. But a 1998 second story addition looked out of place and poor flashing resulted in big water infiltration problems. This project recycled the existing building, utilizing existing foundation and framing, but updated the structure to serve as a weekend get-away for two families.
We remodeled the entire interior by removing most walls to create a large great room for family gathering and a bunk room upstairs for the kids. We added a carport bay and a wrap-around porch under a hipped roof to complement the scale of the existing “tower” and to provide covered outdoor spaces for storage and entertaining.

All windows and doors were replaced with Energy Star Pella windows. Insulation was beefed up in the ceilings and crawlspace. A new, high-efficiency electric furnace replaced the old. A high-efficiency wood stove serves as the primary heat source for the great room and bunk room above.
Much of the interior was outfitted with materials and items from the local recycled building materials thrift store - the cabinets were built with recycled Ipe hardwood. To keep costs down, most other finish materials were off-the-shelf items, purchased at the local big-box hardware store. |

Roof decks were added in the new roof off the bunk room and the master bedroom. The leaky roof and flashing will be replaced with an acid-etched corrugated galvanized metal roof that will reflect away summer heat and provide fire protection.
The original horizontal lap siding was retained on the lower portions of the house. But, we played up the height of the tower with brick red vertical siding and big trapezoidal windows.
