Hailey, Idaho: Second Story Addition, Sun-tempered, 2005 |

The original 1940’s one-story house in Old Hailey was sturdily built, but too small for a young couple planning a family. It’s green T1-11 siding also did not add to it’s street appeal. This design added sun-tempered second story bedrooms, bathroom, master suite and playroom while achieving an old style farmhouse aesthetic more in keeping with the neighborhood.
The large south-facing windows allow in warm winter sunlight, but the eaves shade them from hot summer sun. A trellis was added above the south-facing ground floor windows to shade them in summer. Mature trees shade the west windows during the summer months.

The roof is framed with scissor trusses, allowing a nice sense of volume in the sunny second story and an opportunity for R-38 insulation with good venting above. The galvanized metal roof provides fire protection, reflects the summer sun’s radiant heat, and will last over 50 years. The roof is oriented for eventual solar panels.
The 2x6 walls are framed on 24” centers using optimum value engineered (OVE) techniques to minimize framing lumber while maximizing insulation effectiveness. Hardel plywood siding panels, applied to look like old-fashioned board and battens, are stained with Lifetime, a non-toxic product that will silver with age. Windows are Pella, Energy Star rated.
